What does it mean to have an individual lease?

Individual leasing means that each person is only responsible for their portion of the unit lease or bed space. If your roommate ends up not coming back for the spring semester, you’re not responsible for their payment.

What is included in the rent?

Gateway at Knoxville’s rent includes: cable with HBO, high-speed Ethernet and property wide WiFi, full-sized washer and dryer, kitchen appliances, furniture, and access to all of Gateway’s amenities, and a wonderful staff that is there to help you anytime you need them. Utilities are commonly included in our utilities package that can be added on to your lease. The benefit of the utility package is the utilities are included in rent and in Gateway’s name.

Do you have a roommate matching system?

Yes, we offer a roommate matching system. If you don’t have anyone in mind that you would like to live with, let us match you up with someone! There is a Roommate Matching Sheet that you will fill out to let us know more about what you’re looking for in a roommate. Then, we spend weeks in the summer figuring out the best match for you based on that information.

When is my rent due?

Rent is always due the 1st of the month. You can pay up front (due at move in), in semester installments, or in twelve installments (due August 1st and on the first of the month for the next 11 consecutive months). If rent is paid past the 5th of the month there will be a 10% added to the account.

How do I pay my rent?

There are several ways that you can pay your rent. You can:

• Pay with a personal check, money order, or cashier’s check.
• Pay with a credit card online through RentPayment.com. Service fee may apply.*

Do you allow pets?

Pets are allowed, however, there are some restrictions and deposits requirede. Please Gateway at Knoxville’s knowledgeable staff for more information.

Is there insurance coverage in the event of a fire, theft or natural causes? Does my lease provide coverage for my belongings?

Gateway at Knoxville’s insurance will not cover your personal belongings. We suggest getting renter’s insurance for this reason. It is generally inexpensive and will cover your personal belongings if something were to happen.

What if I need to break my lease or don't return for the spring semester?

Gateway at Knoxville’s lease is binding and cannot be broken. If you cannot live at Gateway after signing your lease, you will need to re-let. Please call the leasing office for information on re- letting.

What if I need Maintenance in my bedroom or apartment?

If you need maintenance, simply go to your resident portal on our website and fill out a maintenance request. You can also call or stop by the front desk. If it is an emergency, please notify the front office immediately.

What furniture is provided?

Gateway at Knoxville is fully furnished with a full-sized bed, dresser, a desk, and a desk chair for each resident in their bedroom. In the living room area, there is a sofa and chair, coffee and side table, bar stools, and dining table and chairs.

How do I receive mail and packages?

Your mail will be delivered to your apartment’s mailbox located in the club house. If you receive a package that doesn’t fit in the mailbox, you will receive a notice in your mailbox and the package can be picked up in the office with photo ID provided. Some carriers will deliver to your apartment door.

How close are you to campus?

We are three miles from The University of Tennessee’s campus. There is a shuttle that picks you up at Gateway and takes you to the center of campus throughout the day. It takes only minutes to get to your class! Bus passes are on sale in the office every semester.

What type of parking is available at your community?

We have free parking, with a Gateway at Knoxville parking pass as well as three visitor lots.

What do I need to bring to my new apartment?

We suggest that you bring:

• Bedding for a full-sized bed.
• Toiletries.
• Dishes/Cookware.
• Decorations to make your new room feel like home!

What kinds of events do you have at Gateway at Knoxville?

Gateway at Knoxville has resident events that range from pizza parties to Taco Tuesdays. Not only is there free food at events, but it’s also a great way to meet people!
